According to Desi realtor, if you do own construction with builder you would save $75k for every 1k sqft. 

on avg desis perfer 3k sqft houses so oka $225k savings if correctly done

Before covid, it used to be much more attractive.

Now, labor shortage and raw materials increased..

Used to 125$ per sft luxury- way better than any thing builder builds.. including their model homes .
