There is still scope for real estate appreciation in some areas, you just need to be lucky. Yes, you can make more ROI if you look into investments like stocks, mutual bonds,  Investment plans or chits etc. but they need at least some financial knowledge and continuous monitoring of market conditions. Investing on land is something anyone can do with zero knowledge and easiest route. so it always will have its demand. 

I believe a simple FD in India will fetch same or more money in a span of 10 years compared to same money when you invest on land. But there is no guarantee of bank while at least you can visit you land and at same time there will be a chance of Kabza while bank safely returns you money. Its all personal choice.
