6% interest rate at 20% down payment ante total price is almost double the actual home price. Also most of the house payments for first 5 yrs go to interest. Ask them to wait or their future will be worse than farmers in India.

once interest rates go down(if ever they do), home rates with multiple bids will go higher, money is losing value, no matter how we see it, and everyone currently has plenty of it(at least the 1% who always had it)
