Where to buy Villa in Hyderabad

Location is key for me. Def no to apartments. Probably a villa. Around 5 cr or less. 
 

I posted those links as they keep coming to my insta and who knows someone is looking to buy in that range and that location works for them.

Stop measuring distance in Hyderabad. Measure it in time. Distance doesn't matter much these days. Whether it's close to the city or not also doesn't matter much as Hyderabad absorbed the suburban expansion from North America. Every place is getting it's own Supermarkets, Schools, Hospitals, and other entertainment options. Only tech, and high end service sector is located in the west of Hyderabad plus these services meaning more upscale spending options. That's all. Rest is sort of hyped because of high raises. You can't pay the builder price per sq.yd. So, I say as long as you're in one hour travel radius of Hyderabad within a good neighborhood don't think much if you get a good deal.

Also, I suggest to stick to land and not villa. Ready to move in villas have a reputation of either over priced or being poorly constructed. It's much better to get land on a clean title and have a temporary structure build there to keep it secure.

My requirements are a bit different. I want to stay close to relatives/family. We already have a house near LB Nagar but the area has become too crowded/noise pollution. Its ideal for parents but not for me. I want to have a villa life when I go there. If I go there permanently price is not a factor for me. If I wanted to invest I would have bought land. At the same time I do not want to spend a lot of money (>5cr) . May be I will sell some property and buy in the area I like. Too many factors for me to make a decision complex. Hence the dilemma.

Sure will do. Hyd has changed a lot. This summer when I go, I will go around the city to see how the city has changed around ORR esp. 

May be shadnagar side is a better option.

About Mokila: It’s the first village that has been marked as R1 Zone after crossing the financial district area. R1 zone is typically the best suitable zone for residential purposes. Most of Mokila and Kondakal is calm and pollution-free zone since there is a lot of greenery around this place. In my personal view, this place has the potential to become the next jubilee hills which will have large residential houses, villas and row houses.

Still its being priced as Banjara Hills already.

From Quora. Not sure how much of it is true .. but seems to explain the buzz around Mokila

Mokila is 20Kms from the financial district in Hyderabad. Typically it might take 15–20 mins of smooth no traffic ride if you work in this area. Its a 4 lane road - wide & expansive. Most likely this time will shrink further when public transport like metro etc will come. Still a long way to go.

About Mokila: It’s the first village that has been marked as R1 Zone after crossing the financial district area. R1 zone is typically the best suitable zone for residential purposes. Most of Mokila and Kondakal is calm and pollution-free zone since there is a lot of greenery around this place. In my personal view, this place has the potential to become the next jubilee hills which will have large residential houses, villas and row houses.

What kind of crowd may like this?

1. NRIs from US who love suburb living or someone who prefers to live slightly away from the hustle and bustle of the cities but yet wants to be at a manageable distance from work may find it most suitable.

2. Those who wish to build a house (not an apartment) & live close to work.

Is this still an opportunity to buy? Absolutely. This is still a hidden opportunity considering the big developments that are yet to happen. Most of the proposed developments are not widely published in the public domain. All big players/early investors are accumulating land banks here. We will see the traction soon.

What Info am I missing?

**Proposed Plan for a New Hitech City in Kokapet Area - Close to Mokila.**

* Based on my findings on the internet, TRS govt planned to build a Hitech city twin in the Kokapet area.

* The govt is looking to sanction new office space close to 100 million square feet. Just to compare, currently, the entire hyd city has 90 Mil sft.

* An addition of 90-100 million more simply means a double on the employee count. Virtually a new city will be born out of this. Lakhs of people will work here if this becomes a reality.

* Since the areas around the financial district are filled out, the next logical destination will be Mokila and Shankapally area.

* The land in which the newly proposed Hitech city twin is planned is under litigation and is in court.

Telangana developing new city with workforce comparable to its capital Hyderabad (Telangana developing new city with workforce comparable to its capital Hyderabad)

This could be one of those many planned towers for new office space. Virtually a new city is being built here.

AGRIM Tower Hyderabad Hitech City kokapet South central railway Hub at Nagulapalli (Currently its too early stage)**

Nagulapally terminal is also another proposed project which will be in 300 acres. This too will become like a hub just like Secunderabad station. This will also bring in huge employment.
