Oka community laga undadu...We have a house in hyd. But you wont get a  community feeling there any more. Too crowded and too busy. Noise, dust pollution, etc. Parents wont let upgrade the house as they are comfortable. That's why thinking of a Villa with decent amenities.

In India.. you don't get much rents for whatever you are buying.  as others told invest in other properties for now and liquidate when you really go.  There are multiple places available for renting if you are planning to live for couple of months.

not true

in hyd it areas you can get upto 5% rental yield on top of 8-10% appreciation.

In real estate then it is the rental income as a percentage of the property's value.

With a budget of 2-3 cr, you should be able to find a nice place in a good gated community. Look for areas that are well-developed but not overly crowded, so it stays peaceful in the future.
As for timing, it's always a bit of a gamble with real estate. If you find the right place at the right price now, why wait? But if you're not in a rush, you could also keep an eye on the market and see if prices change.
Renting out the villa could be a good idea, especially if you're not planning to move in permanently for a few years. It could help cover some of the costs and keep the place occupied.
I'm actually thinking of moving to Dubai myself and starting a company there. I found some real estate companies like Oasis Villas Dubai that seem pretty helpful.

Hyd real estate is very costly now. Too much of availability is there, so prices should come down a little bit. But mostly next 2-3 yrs prices will be flat. 

Ekkadooo outskirts lone villa 2 CR undi. Inka reputed builders ante min 8-10 cr.

Ekada bhayya 2crs ki villa?

recent ga cheapest i came across is 2.8 cr that too far away. Inka mokilla, patancheru side aithe 7-8 cr ki thakuva ekada levu

ECIL bandlaguda anta.. < 1 cr for 150 sq yards. Wayyy too far 

Bahudurpally (Tech mahindra) daggara < 2 cr. Again too far

Mokilla which is 25 kn from financial district. Akkada kuda 4-5 cr entoo

Gachibowli side manchi high rise apartment teesuko ade 2cr tho rather than buying villa too far from city.
