Hello Friends  

In the recent past few of my friends, relatives or friends of friends bought properties in and around Telangana state. It came to my notice that few of them faced many problems with double registrations, property disputes etc, Few of them lost huge money and are fighting in court of law to claim the ownership of the property as these properties have either double registrations, or have disputes. Most of us will lose hard earned money, valuable time and peace of mind fighting in the court of law to claim the ownership. This situation can be avoided if they can thoroughly check the documentation before they buy the property.  

  

Myself Harinath and have been in Real estate buying and selling properties from the past 10 years, When I buy any property I have a habit of checking all the link documents for any disputes or any issues to be filtered. I am planning to start a real estate company where where I would like to help people to find a proper property free from legal disputes, doubles registrations etc., Below is the process where our company will come into picture and help the buyers. This service is only limited to Andhra and Telangana States in INDIA. This service is chargeable.  

  

Process of buying: 

1.) Buyer will select a land, plot, apartment flat or any commercial property.  

2.) Location visit 

3.) pays the token advance and asks for documentation and get the check documentation done from a legal expert.  

4.) Pay the advance for the sale agreement and before the expiry of date of sale agreement registration has to be done.  

  

What we do? 

once our client provides the documentation of the desired property, he/she wants to buy, we do follow below steps to find out if any disputes or any issues with the land.  

1.) Check from Dharani (Telangana), registration website, and MeeBhoomi based on document number, Survey number and any other details available.  

2.) Check for any disputes in the disputes websites for any legal court cases against the land survey numbers.  

3) check from the lawyer if proper link documents are available and if any extra documents are needed.  

4.) Written report shall be provided signed by an authorized lawyer. Based on which client can make a decision buy the land or avoid the property if any disputes found.

thats possible....but its the same with lawyer kada uncle...nuvu lawyer daggara verification chepinchav and anta oka ni cheppi side emanna plan chesadu anuko emchestav?

Atleast lawyer ante manaku telisina valla thru potham uncle, koncham barosa vuntadi

i know that...vacant plot/agri land you can check only in Dharani or state registration website...exclusivega ee starup sesi endi?

in that case how do you know that the lawyer is good enough....2-3 lawyers chusi confirm chesinavi kuda issue unna sites unai

Bhayya, if you have real time experience you will come to know what i am trying to do here.

1.) Firstly i will give one good example of how we can avoid disputes. If you are buying any agricultural land, we have to find out the family tree from he land owner, how he got the land. Assume if he got it as an ancestral property then we have to make sure we need to get signatures of all sons, daughters and grand children if they are majors on the date of registration. then surely in the future none can come and create any fresh dispute. 

2.) Example 2: IN this case we liked an open plot and went in to the sale agreement with the land owner. after getting the papers from the land owner we came to know that the owner got this property from his grandfather. Twist in this case is His grand father has 3 sons and one daughter and they all have male and female kids. Current land owner is the kid of second son of the previous owner. He got this registration done by showing a WILL on a white paper not atleast on a bond paper. Registrar should have got good bribe and done the registration done. if in the future we go for loans surely the bank  wont approve the loan as the WILL might become defunct if the other kids go to the court of LAW and file a case. 

In the above two cases we will check the documents and we would suggest to go for properties which have no risks. or how to reduce the risk to 0%, in this first case we can reduce the risk to 0% by asking all the children and grand children to sign on the registration document. Second case we should not buy the land at all as the children or grand children of the previous owner can file in the court of law in 3 years from teh date of registration. 

We will provide a written report for the land buyers which is signed by an AUTHORIZED LAWER which means its taking responsibility. I hope you got you answer.

In Dharani We can see only Agricultural Lands, i think other readers has already answered this question. Still the website which are able to see will not have dynamic data it will be updated only once in a week or bi weekly. We will take latest information from MRO office for Agricultural lands and Registration office for Plots, Houses or Apt Flats for any latest disputes.

Assume today someone has come and filed a case or Govt itself disputed the property based on survey numbers or any other reasons it shall be updated to DHARANI or any other official website only after a week or after a month but this information shall be provided personally if we go and visit the office and request them. 

Coming to your question: 

As you said anyone who has internet knowledge can surely gather information like disputed survey numbers on the official website of respective Governments and also the lawyer  will provide the written report but we are going a step ahead to gather information from MRO office, Registration office and also from the field. Most importantly most of the readers don't know that how the builders will dupe buyers by selling land which is survey 1 which is a Govt land physically but they will add a different survey  number and register the plot. Physically its Government land but logically they will add a different survey number and register the plot or villa. This we will findout from the Village map and physical survey. 

I will one good example of how we will duped by builders.

Assume we bought a open plot from someone and it has papers history back to 50 years. But when i go and visit the MRO office and take the pahani copies of the same land was found out to be not PATTA kand before 50 years then surely it will be an assigned land if gifted by the KINGS for the poor. this kind of information we can gather from MRO office by checking the land records physically. it wont be available online. online is available only from the YEAR 2000 only. 

You can surely ask LAWYER wont go to MRO office and gather these records. we have to provide all these records by yourself which will be checked and later they will provide report. You know how hard it is to gather a single paper from any Govt Office.

We will gather documents from MRO office, Registration office, get an official EC copy from the registration office or MRO office based on whether it is Agri land or open plot or residential house or commercial space. Provide these to the Lawer and get the written report from the lawyer. Lawyer wont go to any Govt office and do these works. We will do these works and also we have more experience in dealing with differente kinds of scenarios. 

One logical answer, out of 100 registrations done may be 5-10 people will go to lawyers and take legal opinion all others will buy it without any awareness and few endup loosing their hard earned money. We are a small startup company which is trying to create awareness and avoid any loss to the buyers. PREVENTION is better than cure. you might be knowledgeable but how come daily we are able to see so many incidents who are coming to court of law who are duped by builders or individuals or a group of people selling unauthorized, illegal or disputed properties to the buyers. We are just a MEDIUM to help people to create awareness and show the correct path in their process of buying their DREAMHOME and avoid losses before hand.
