You are expecting 12 to 18% return per annum. I don't think any safe investments options can yield the returns. 

If you are considering complete retirement I would suggest not to invest in too risky options. Either you have to reset your expectations or earn more money before retiring.

Who will collect rent and send it to ur bank account?

Who will take responsibility to put an ad for new tenants if the existing ones vacate? 

Who will take responsibility to fix problems if motor(water) or anything gets repair?

Who will take responsibility to pay the yearly commercial tax to pay to govt. ( I mean in person somebody should go and pay)
