Ppl who took 5yr (2018-2019) and 7 yr ARM (2016-2017) will be forced to refinance at existing rates which will be too expensive. But IMO, there wont be many ppl. Most ppl refinanced during 2020-2021. So these ARM's will become problem between 2025 and 2027.

IF the rates are higher until then (2025-2027), they have to refinance at higher rates at that time. Meaning higher EMIs.

Yeh that's what I wrote. most people with ARM's refinanced during Covid at low interest rates. Whoever is left not refinancing will have to refinance now or between 2025-2027.

As soon as Fed pause/cut rates.. mortgage rates will go down. When that will happen? No one knows.

The ones who refinanced ARM during Covid will have to still refinance between 2025-27 as their ARM term will be done. Unless they all moved to 30 yr.

Who in right mind would refinance again into ARM during historic low rates(for fixed) during covid time. Just dumb if they did that.

ARM rates are always lower than 30 yr mortgages. People who bought investment homes or with tight finances or ppl who think rates will remain same or drop further. It’s easy to say now, not that easy then. Some people may be still on ARM.

it’s like saying who in their right mind did not buy NVDA at $110.

Means they got greedy and gambled will pay price if rates go higher even more
