If houses appreciate then its a decent plan. But if housing drop or remain same, your negative cashflow will become a pain down the lane. If you still want to go ahead with the plan, look for a place where house prices are low and the town has potential down the lane. For e.g. collage town's. Look for collage town's where they have plans to expand and buy there. You need to do quiet a bit of research though. Talk to a few realtors and layout your plan with them. Do not believe/trust them but just hear what they have to say. Quote

rmJU72 Posted September 6, 2023 Report Posted September 6, 2023 This is an iffy market for RE, but if it’s just a 400k home probably still ok if u really want to do it. make sure u have enough monthly income to cover the second mortgage in worst case scenarios, and that the property is in a rentable area. Finally remember that in the US, RE should only be one of ur diversified investments and not ur only investment. Quote

I need at least 2.4k rent. After taxes 1600 anna ostadi and I need to pay my 750k primary loan to reduce monthly. 3% loan so don't want to payoff the 350k. Quote
