5% down payment.

Prepared for 7+% interest.

Monthly EMI around $6500+

Reason for buy : Andaru konestunnaru, home prices are low at this time compared to a year ago and expecting interest rates to go down to 6 next year.

One thing i learnt with exp. Never give any financial advice to anyone. Evan evaraina vachi adigina manam options cheppi vallaney final ga decide chesukomanali.

Banks anni chesey kada 5% down ki bank loans ichindi. 
if the prices go up, they can refinance the home easily. If the house prices go down by too much, they may go for foreclosure(i dont know the complete cons).
