Hyd commercial property - rental yield

Anyone who has experience investing in commercial real estate, please shed some light on what those opportunities look like and what kind of ROI /Rental Yield are you getting at the moment?

Also post any properties that you know worth investing? YT is full of crap as in invest x and you will get rental yield from Day 1

P.S. First time investor and always wanted to have a property to my name in India

Commercial is risky game anna….sometimes years together kaali vuntadi property…upcoming areas la ipudu koni petukuni 3-4 years tarvata you can expect some decent rents…anthe kani ipudu koni, rental ki ivadam ante interest component kuda work out avadu..

Purchase near railway station , you will rock but little expensive you need to spend about 40-50Cr for nice sq ft multiple shed stores

here is my observation on real estate income types 1. Commercial 2. Residential 3. Land Lease

1. Commercial lo malla shutters, complex and shared spaces type untayi.. shutters chala costly ayyayi dont think its a basic return for amount invested and future appreciation is unpredictable whereas shared space by sas, poojitha ala manaki intha sft ani istharu adi ekkada aa 9 or 10 floors lo telidu maintenance by builders itself antha ayyaka per sft ani intha rent istharu with an appreciation of 3-5% for every 3 yrs this is a big real estate mafia starting a construction without even a single penny from builders and completely on investors

2. Residential definitely better compared to commercial but only on west of hyd atleast mini worth inka other sides unna cost rents or appreciation ki sambandam ledu vanasthalipuram lo kuda apt 70 lasc antadu kani rent max 15k anthaku minchi evadu pettadu..

3. Land lease best option  appreciates well or else neku land untundi you can lease it to people who run small diary ala ofcourse outskirts near to orr

India lo assalu invest cheyaku. Firstoff tough to collect rents being here. Ppl do not pay rents on time and keep giving petty reasons. Imagine you being in US.

Cannot ask rental management companies as they will give residential homes to "Those" kind of homes and ppl. Commercial they will collide with shops and try to steal. 

Inka Delhi/Mumbai/Blr type good rental management companies raledu hyd or TG or Andhra ki.

I have seen few of my frnds in past (Around 2020) and got good returns on investment and currently rental yield.  (75L full investment..now worth 1.5cr and getting 50-60K rental yield. so just wondering if there are opportunities out there ...In general I understand the concerns raised
