It will pick up with Return to office mandate in many places. If these syndicate investments are for commercial real-estate its not a bad option. Start with a small investment. Diversification of investements is always good. But residential real estate might be in trouble. See how wide the gap has become. The green line will drop soon. Nothing goes up contineously. What's the tenure of investment? I mean when can you exit? House rates padatai ani cheptune unnaru but padatla Quote

Looking at commercial syndicate investment where we got one property with good CAP rate(9%). only issue is not flexible on exit. It seems bit difficult to exit and take your part. Renting a home is a lot cheaper now. However, If you can easily afford monthly payments, you cannot put a value of owning a primary home and living there. Even if housing prices correct, 10 yrs down the lane they will be more than todays prices. Quote

You will do well in long run. Calculate EMI for the house you are eyeing. Calculate Interest only. Check the rents for a similar house in the same area. If the rent < interest only portion, its better to rent it out. However the only drawback is if the prices keep appreciating. Housing crisis is in no mans land now. No one knows for sure which way it will go. Quote

Yeah with this interest, maybe it is better to put more principal as downpayment. Oka 50% ala pedite, interest will be less than rent. Quote
