Not sure how Land titling act will work in India

Part 2:

  • After few years Pullayya sold the land to Venkayya and Passbook transfered to Venakayya
  • Few years later Venakannay divided this land into 6 pieces and sold it in sq yards. I hold 2 of this 6

So now the current issue

  • So guys X and Y technically don't hold any title expect the one doc from 1962 (which is ideally cancelled)
  • Y bribed the MRO and got the passbook using 1962 doc in 2022
  • We raised a petition to get a passbook but the MRO refused saying its it sq yards and it should be in cents or acres to get a passbook
  • Approached RDO and he kept looking into it for way long
  • Approached joint collector and he sent out a notice to MRO asking to look into it
  • MRO responded saying both lands are different and JC said they can only go by MROs report
  • Went to court and the case is going on
  • Meantime this Y got a fake will and started selling the land to A, B, C, D
  • We approached registrar asking to hold the transactions till the case is resolved but refused saying they can't hold as there is a passport in place for Y
  • A again sold to 1. B sold to 2 and 3 and the chain goes on
  • Old RDO got transferred and new RDO says the case i court so he can't do much... 

Now we need to fight will all who all are involved in the transactions. If ideally you are in place of A or 1, the docs will look into i.e. they acquired the land from their ancestors and EC looks clean

Comedy endi ante ...we are bugging the other 4( the 4 other parties who brought from venkayya as we did), they are not even concerned and are very confident that they have the sale deed so they are good...pichanako gallaki enta explain chesina mali last maadagara sale deed undiga antaru...bramhi-brahmi.gif

 

So how is the land titling act going to resolve this again...yaa yaa RDO and MRO who created this in first place will fix this..brahmi-king.gif

Here is a real time scenario which I am facing. Hope this helps some one who is interested investing in RE

Part 1:

Brought a land back in 2018. Its a agri land as per records but registered in squared yards. Steps took for legal verification

  • Validated last 40 years link documentation
  • Had private survey conducted
  • EC checked for past 40 years
  • 1B checked
  • Adangal checked
  • Passbook checked
  • Registration complete and land fencing done

Now the music starts

  • X anevadu vachi idi maa land ani fencing pagalakottadu. Police case etc etc filed and going on
  • After a year Y anetodu vachi panta vesadu

So now legal issue endira ante

ting ting ting 1950 or so...Elayya Pulayya ane iddaru brothers unnaru...

  • ee Elayyagadu Subbayya anevadi dagara 1 acre land takattu petti appu teskunnadu
  • Money ivatledu ani Subayya courtki velli case geliste court aa landki auctionlo petindi
  • Auctionlo Pentamma konukundi - All happies - and 1962lo registration done on Pentammas name
  • ippudu Pullaya now went to court saying idi family property so Elayya don't have rights to mortgage it etc ani
  • Pullaya won the case and court gave an order in 1969 asking stating the 1962 document from Pentamma is not valid as Elayya itslef don't have the rights ani
  • ee Pentammaki Pentayya ane koduku, vadiki iddaru fellalu, aa fellala kodukule ee X and Y

aa pulihora kuda ayindi...tried to approach local MLA mahathalli Undavalli Sredevi goori....registrar straight on our face said aavida daggaraki velte idi kuda migaldhu...she is most corrupt...roju nannu savakodtundi litigation sites unte nadagaraki pampu ani sepindi....same sound from VRO as well... bramhi-brahmi.gif

anna...you might be talking about max 1-2 acres..

ikkada 300+ company registered lands mottam mingesi kurchunnaru...kabja cheddam ani

fighting since 1982...

evado nawab, vadi pillalu, mumbai nunchi rendu bisket companies...

andariki settlement cheskuntu vellina kuda inka 200acres miglindi...adi kuda metro odu, and KTR gadu mingeddam anukunnaru..

this land is adjacent to JNTU Kukkutpally....

 

out of 160 members in that group, 30 people already died..without seeing their lands

i support the act, but it will become more mess if its implemented without fixing the corrupt officers issues

in our case we came to know that thr MRO is the one who initiated it …he is retiring in 1-2 years and made 50-60 lakhs just out of our case

Anduke ma Jagan anna samagra bhumi survey cheyisthunnadu.. then he will implement the act… last such survey was done 100 yrs ago anta… now every land will have Jagan’s picture on the survey stone and your passbook will also have Jagan anna photo… as long as you have it, no one can scratch you… Good days are ahead!!
