What is the talk in the community about falling market? What is the plan after rto? Home insurance did you see any cancellations or price increases recently? Weather, wind, heat, commute etc what’s your honest opinion?

You are not risking when risking is your only option. Most of them did not put 700k to 1M just to run away at the first hurdle. They are all decided to commute 2 hours each way, if it comes to that, on the day they signed the contract itself. These people don't worry about falling market, as they are in it for long run . Fortunately most of the companies are flexible about timing when enforcing RTO.. Most of them traveling 3-4 days a week actually leave home at  8  and come back at 5 ( if they are using train), much better timings than they did when renting in Bay Area and car was mode of transport.  They come back home at 5:30 and work for couple of hrs based on work needs. Rest of the folks who drive only either go 1-2 times a week or leave very early around 5 in the morning. Wind is bad  for couple of months, but overall weather is not that far different from Bay Area. I wouldn't advise anyone to ever invest in Tracy hills or Tracy,MH..but if you want to provide a honest nest for your family for your first home, go for it. just don't overshoot your budget.

rents are around 3-4k, so you can deduct 100K for 3years, because he/she has to live somewhere.

Expected sale price you reduced 50k.. which we don't know yet..

There is also another side to this. Your downpayment is sitting ducks for 2 years  - in this case

180k Downpayment - 5% HYSA / 9k or 10% Min Stock Return / 18k
Buying Closing Costs - $20k
HOA - $1200
increased Util - $2k
Insurance - $10k
Maintenance - $10k

Basic ga ivi add chesina - 40k~$50k vastundi

If rented - at $3k x 24 Months - $72k

That is exactly what is happening. ACE commuter train from Tracy to San Jose takes little less than 2 hrs (Free wifi is available on train and most of them  work on train  for most of the journey and also on return ). if they are not working, I have seen many taking nap for 2 hrs or watching movies on phone.

Bay Area companies are strict about RTO, but not the amount you spend in office. Even folks who live nearby to office spend only 4-5 hrs in office. Everyone showed during covid that they can be trusted to work from home, so its not a worry when you leave early. nearly everyone logs in again after going home.  There are trains which leave late after 5 or 6 in San Jose too, but the time is fixed for 2 hrs commute on train (unless rare occasions when there are train delays).

Bro - You are talking the dream scenario. Most of the people who moved to MH, Lathrop, Tracy or Manteca were not working for all FAANG's or Fortune 100's. They only moved because they were priced out where they lived.

Im not bashing for their thought of owning a home but their thought that WFH would be permanent is what the idiocy was.

Tracy hills, Tracy,MH is a good decision if you use the train. Not so much problem even 5 days a week commute . But if you want to drive, your life will curse you. Not for humans. Swallow your ego, use the train and relax and avoid driving tensions and headaches. You can even enjoy 4 hr of 'me time' away from everyone.
