Simple logic bro .. cost and demand ... there was demand in sunbelt during pandemic when ppl thought wfh is permanent and moved and builders started building . Its not easy to build and sustain new cities it needs a lot of revenue and time to build stores , infrastructure etc .. but common sense is what if RTO , does the new place have enough jobs to survive and support growth . Also new town have lot of growing pains and how long can you endure them . Look at northeast I agree prices are high but still stable . Job market also comparatively better than south .

Overprized and correcting ..  I am not seeing any sharp decline in prime communities for bigger homes .
