Just because fed is dropping interest rates does not automatically mean mortgage rates will decrease. 
Mortgage rates depend on 10-yr treasury bond yields which is dependent on inflation as well. 
A good example - Fed dropped interest rates by 100points in 2024. Mortgage rates never dropped. In fact they climbed as 10-yr treasury yields increased due to inflation.

after so many price reductions they are selling for $450K but still no offers..
