According to our db finance expert @Konebhar6 Yes 10-yr treasury yield determines the Mortgage rates. They have dropped below 4 for the first time in recent times. Hence the drop in mortgage rates. We have to keep an eye on Inflation and also how these bond auctions are going on. Last time April bond auction -> There was no demand to buy, hence the prices dropped increasing yields. Quote
