You can have a rental property, but you cant be the one maintaining it. The best way to avoid any legal issues is to hand it to a property management company. You shud avoid talking to renters and/or do any repair work. Accompanying handman or inspecting the property becomes managing it urself and its illegal. This rule has been thr forever but came into discussions mainly during covid.

even if you give it to Property management company you are taking money from your rental income right. adi kooda legal kaademo.

That is passive income....will be treated the same as earnings from stocks. Not allowed to manage...which becomes working. Those on EAD can do that, but not H1s

అమెరికాలో ఉద్యోగం చేయాలనుకునే విదేశీ నిపుణుల కోసం ఇచ్చే హెచ్-1బి వీసాల ప్రక్రియలో అగ్రరాజ్యం భారీ మార్పులు చేపట్టింది. 2027 ఆర్థిక సంవత్సరానికి సంబంధించి వీసా రిజిస్ట్రేషన్ గడువును యూఎస్ సిటిజన్‌షిప్ అండ్ ఇమిగ్రేషన్ సర్వీసెస్ ప్రకటించింది. అయితే, ఈసారి నిబంధనలు గతంలో కంటే అత్యంత కఠినంగా మారాయి.

రిజిస్ట్రేషన్ ప్రారంభం: మార్చి 4, 2026 (మధ్యాహ్నం 12 గంటల నుంచి)

లక్ష డాలర్ల అదనపు భారం
ట్రంప్ ప్రభుత్వం 2025 సెప్టెంబర్‌లో తీసుకొచ్చిన కొత్త నిబంధనల ప్రకారం.. కొన్ని రకాల హై-స్కిల్డ్ పొజిషన్లకు ఎంపికైన వారు ఏకంగా 1,00,000 డాలర్ల (సుమారు రూ. 83 లక్షలు) అదనపు ఫీజు చెల్లించాల్సి ఉంటుంది. ముఖ్యంగా అమెరికా వెలుపల ఉండి వీసా కోసం దరఖాస్తు చేసే వారికి ఈ భారం తప్పదు. ఇది కంపెనీలకు పెను ఆర్థిక భారంగా మారనుంది. అలాగే ప్రాథమిక రిజిస్ట్రేషన్ ఫీజును కూడా 10 డాలర్ల నుంచి 215 డాలర్లకు పెంచారు.

కొత్త 'వెయిటేజ్' విధానం
ఇప్పటివరకు ఉన్న రాండమ్ లాటరీ విధానానికి బదులు ఈసారి 'వెయిటేజ్' విధానాన్ని ప్రవేశపెట్టారు. అంటే ఎవరికైతే ఎక్కువ జీతం ఆఫర్ చేస్తారో, వారికి వీసా వచ్చే అవకాశాలు ఎక్కువగా ఉంటాయి. నైపుణ్యం గల వారికి ప్రాధాన్యం ఇవ్వడమే లక్ష్యంగా ఈ మార్పు చేసినట్లు అధికారులు చెప్తున్నారు.

దరఖాస్తు విధానం
నియామక సంస్థలు ముందుగా USCIS వెబ్‌సైట్‌లో అకౌంట్ తెరిచి తమ ఉద్యోగుల వివరాలను నమోదు చేయాలి. కేవలం లాటరీలో ఎంపికైన వారు మాత్రమే ఏప్రిల్ 1 నుంచి పూర్తిస్థాయిలో వీసా పిటిషన్లను దాఖలు చేయడానికి అర్హులు.

ఈ భారీ ఫీజు పెంపు (1,00,000 డాలర్లు)పై అమెరికాలోని పలు ఐటీ కంపెనీలు, వాణిజ్య మండలి కోర్టును ఆశ్రయించాయి. అయితే కోర్టు ప్రస్తుతం ప్రభుత్వ నిర్ణయానికి అనుకూలంగా తీర్పు ఇవ్వడంతో ఈ ఏడాది దరఖాస్తు చేసే వారు ఈ ఖర్చుకు సిద్ధపడాల్సిందే. ముఖ్యంగా చిన్న తరహా కంపెనీలు, స్టార్టప్‌లు ఈ నిబంధన వల్ల ఇబ్బందులు ఎదుర్కొనే అవకాశం ఉంది.
