In CA, even a remote place like Tracy, 2500 SQ Ft is still 900k to 1 Million. These were 400-500 before COVID. Add H1B uncertainty, there are no buyers. Too much of inventory in the market. Lower interest rates will push a lot of people to list their homes (they downsize or upsize) .. I see another 15-20% drop min. 5 Quote

Also they cannot refinance to take advantage of lower rates as they have to pay the diffference of appraisal amount. Lets say they bought for 500k. Its current price is 400k. They had a loan of 400 (20%down), in order to refinance they need to pay another 80k (house assessed for 400k means they can get max loan for 320) .. In this market, not many people would be willing to do this. This is the part that many miss. People who bought at market highs cant take advantage of lower rates. Quote
