No one wants to buy during november and december months because it mid school year. With the uncertainity, this is the time you can actually negotiate very well. The worst thing I did was I went to their office without realtor(I was not aware of the rules about the commission)... Quote

Without realtor, you lose the 3% commission by builder to realtor. Usually, realtors give you a majority if not most of that. Builder wont pay if you say no to realtor question during the first visit. Quote
