my bad.. it appears that he bought it for 756K but listed in 2023 for 875K. I overlooked and thought he bought for 875k.

so, almost breakeven or may be loss under 25k (considering he didn't do any upgrades after buying for 756)

house payments are always more than apartments due to high interest rates and property taxes and total cost of ownership. He enjoyed the house for 2 years. 
I am shocked he came out with little profit or no profit. 4-5% broker commission on 799k gets it to 760 which is more than what he paid. Let’s say he gave some 20k in buyer credits, it’s break even. 
 He did well considering market conditions IMO.
