Ancestral lands which you do not even know where they are. Parents getting old. Cunning relatives. How do you pass this onto new generation? Consolidate, sell and buy a single piece of land somewhere. 
A lot of NRI lands will be occupied in future in India. It’s not very easy to deal with people there to sell.

I actually suggest getting the properties liquidated and transferring back to you, while you have your parents able enough to deal with those. Other option is just put the proceeds in nifty 50 and forget
