Especially in india it will be very hard to evict through courts Incase something goes wrong Checking the premises once a while or have our relatives check the premises . Also state clearly that basic maintenance is their responsibility , this will ensure that you don't have to attend to silly things like clogged tap , water leak , small electricity problems , etc . We rented out to Tata group almost 20 years now , never had problems with payment . If you pick Individual renters with good job or background , it will not be a problem. we did have some problems with few people , if we get too many late payments we generally ask them to vacate . It's too bothersome to remind them every month . we also sign contracts and pay tax on rental income because it's such an important safety net. Non-locals ki ivadam inkoka better option.. ***Never ever rent to politician or benamis*** We almost lost a prime property and took an year to evict and claim back.
