Have mom/dad to manage or close relative to manage 

have them sign documents and take advance rent

Family & relatives ki daggarlo konnadamey. 
Dont own any rental properties. Wanted to invest but my dad was not interested in taking care of it. So backed off

mom and dad to some years they can help but as they get older. it is not feasible.

We try to give it to respectable people / organisations even at a lower rent because they will maintain it well and respect the contract . 

Especially in india it will be very hard to evict through courts  Incase something goes wrong

Checking the premises once a while or have our relatives check the premises .

Also state clearly that basic maintenance is their responsibility , this will ensure that you don't have to attend to silly things like clogged tap ,   water leak , small electricity problems , etc .

Only online transfers , never deal with cash.  

We rented out to Tata group  almost 20 years now , never had problems with payment .   

If you pick Individual renters with good job or background , it will not be a problem.

we did have some problems with few people , if we get too many late payments we generally ask them to vacate . It's too bothersome to remind them every month .

we also sign contracts and pay tax on rental income because it's such an important safety net. 

Also never ever rent to any politician whatsoever , your property is good as gone if you do so

Prime property kakapothey, its better to give it out to bachelors. maha aithe godalu karab chestaru, taagi tandana estaru...ellakotadam,eviction is very easy...

Non-locals ki ivadam inkoka better option..

Majeera homes , Hyderabadi lo apartment lo oka NRI gave the apartment to a guy without contract . 

One yearvrent regular ga pay chesadu , after that he stopped paying , the NRI didn't check his bank accounts for almost six months . 

He asked the tenant to vacate immediately but the tenant said I will not vacate the place . He said the apartment is his church and he won't vacate . 

Police case pedithey , he put a reverse SC/ST atrocity case and cheating case on thebowner saying he already took rent for two years . Court lo case asalu move kaaledhu , vadini legal ga eviction cheyali antey 5-6 years minimum paduthundhi

It took three years to get him vacated by paying him money in reverse through a local politician .  Papaam NRI gadu promptly sold off all his property in india after those traumatic events.

hmm , looks to be one off case , db lone oka sari chadiva ee scenario , but I was asking about Political people , won't they pay on time? lekapothe usually it will make news etc kada , they have more to lose than us so I thought they would be willing to pay rent on time..
