You'll pay more in interest if you wait, housing prices may drop. When interest rates are so low - then buy the home you can afford and you need. for 700 to 800K home, 15% correction is 100k.  for ~600k loan it is roughly equivalent to 1% interest bump of going from 3.5 to 4.5 (30 year fixed). 

So, you end up paying the same amount every month...
