You are mostly right...

It's supposed to be college town + administration capital.... geography doesn't allow for much expansion...

But, TX tax policies , Weather created a perfect environment for the exponential growth we saw..

Dallas , Phoenix, Houston  loses out due to weather and extreme conservative people..

Austin is called silicon valley of TX
