Cash out refi is money you don’t pay any tax on and you can buy another property .

I have 3 investment homes in the US and its a heck of headache

Unless you can put 50-60 pc down dont even think of RE investment with the interest rates now

20-25 are very old methods..you dont get any benefit either with taxes or interest rates..forget cash flow

can you share your experience ? i mean what kind of investment homes ? townhomes ? also what was your criteria before buying them such as price, age of house and any other factors ?

SFR and town homes..but SFR are better long term...criteria was rents and location and future potential..

For each home I put 45-50 pc down...and positive cash flow on all 3 homes..

But I depleted so much of my savings...My debt other than mortgage is close to 300k and god knows how many credit cards , home equity loans , personal loans I have..Its a high risk game that too on H1

So go for it only if you prepared ... it will give you night mares. I cant imagine to loose job for an hour next 25 years

real estate investment depends mainly on good timing in US. 2010 to 2020 was right time to invest. I invested in a condo 7 years back and paid it off in less than 3 years, typically you should be able to pay it off in less than 5 years depending on the amount irrespective of whether it is rented or not. I am currently making good money vs what I have invested. I would recommend to look for below things before you invest in rental property

location is crucial

make sure that city has always people floating so you will have tenants 90% of the time

any rental property below 300k is good as you should not put all your money in one property

I would recommend to look for your nearby cities only so you don’t spend money on agent and sometimes you can repair small things

always prefer condos or apartments than single family as you will have less maintenance

yes you can, I will always prefer for 2 bed 2 bath as more tenants will prefer it, look for not high HOA fees and also cap to give rent for because as per fannie and freddie I guess only 40% of units can be rented to get a loan in that community again this might be different based on city and state
