I agree prices are down like 60 to 80k for biggest plans … hoping they go down more like 50k

Not really still premium lot charging 30-50k if N/E.

Preselling are moving fast. Until yesterday incentives were there today nothing. Either they offer new or they won't. By spring no incentives and live with existing prices.

incentives may increase , interest are close to 7 % .. FED has plans to increase them 2 times this spring... with 7.5-8.5% rate .. affordability will decrease for most.

Problem is with less inventory in market.. old homes are less in market and new homes are taking time for construction..  so what ever is avaiable  people are buying for high price.. But overall demand is slowing down.

Celina is good growing suburb like Frisco was in 2010's....... Aubrey is Low cost labor suburb like little elm.

Celina Prosper Frisco homes are 100K-150K more expensive than Little Elm Aubrey..... kakkurthi gaa same house size 100K cheap vastundi kada ane people will buy in Aubrey and Little Elm

Next 12-18 months lo inko 10% correction vastadi minimum....... My house in (Prosper) Zestimate ayyithe 15% down ani choopistundi from May 2022 peak..... Recent sold properties ayyithe 10% down in last 8 months. 

Nothing to FOMO in this market...... Buyers are in good control now. Cash is king now.

I was looking online about celina developments.. Costco, HEB, Hospital coming by next year. long way to go but decent development is going on it seems. I think ISD may improve as well. 

you being long time resident of Prosper you might have seen frisco / prosper ISD development. what is your thoughts of Celina ISD. more influx might get more $$ to city, I think more than 50% goes to ISD is my understanding..

😀 already oka 5K increase chesaru I thought sales team is bluffing. feb to march.
