Dallas, Austin, Phoenix, Florida ilanti sun belt states and cities lo...... 25%-50% of Single family homes are  owned by institutional investors currently. 

This is also one of the main reasons for price rise and hype. up until 2018 back.....they mostly invested in apartments, multifamily units and commercial.

Bro, aae vuuru  manadhi, Adavi loo vuntunnava??Krishna Rama ani bhatukutunnava? Come out and see the trending pulse in each community in decent areas from last 2 months. Builders are selling/releasing 8-10 lot’s every month and they are going like hot cakes. Record level loo Construction jarigina it won’t meet the current demand atleast for the next few years. Population nuvvu aaputhunnava?? Why it won’t go up?? There are record number of buyers who are waiting in lines for buying a home. They are just waiting for any incentives , not at all worried with the interest rates. Old Thinking and Old School rules do not apply for these kind of new buyers!! Life is short, just chill and enjoy is the goal.

India still has growing population, want bigger houses, has high urbanization rates, decent fertility rates etc....this was US 20-30 years back.

Nu cheppinavi very valid points but eeh angles lo that too intha deep ga enta mandi think chestaru ?. Repu oka builder lots available ana gaane poloo mani potaru. Ppl need properties not looking to understand dynamics or logics . Urbanization meaning kooda telvad masth mandiki....

Bhayya, let’s talk about ‘Population decline’ as you are concerned more about that. America itself is called a country of Immigrants. Immigration will mainly drive the population growth currently or going forward.  In this aspect, Immigration policies will play a huge role if it comes to that extent. Currently US is still the 3rd largest populated country and it remains the same as 50 years back if you look at the stats below. Now coming back to where the population is declining in America, Its declining only in Midwest and North East, not in the south and west, So it depends on where most of the buyers are buying currently.

Agree....and they will get burnt. If we follow that sheep, we will end up like them as well.

Housing cannot sustain too long just on Visa immigration.

One main point you are missing is that you are thinking India will remain the same in future as well.

India will keep on improving and people no longer need to go to US with visa hassles.

With EVs pollution will go down and amount spent on importing crude will reduce. We will have better infra. Already salaries have improved quite a bit.

IMHO, only fools would buy real estate in a declining country like US with such high cost. Smart people would invest in India.
