Investment properties chustunnaru e interest rates ki🙏🏻 Leander ISD is big… there are spots that have very bad rating beware. Even RoundRock lo kuda Property tax appraisals are through the roof.. county still appraising at peak prices even with prices down. 😂 also there is no homestead or cap on exemption for investment properties means they can appraise for any price. For example if u put 100k and get 5% payout per year, ur limited to 5% per year payout. with an actual rental home with say 100k downpayment, someone is paying ur loan slowly and u also get appreciation of the 400k home. if home appreciation is 3%, ur getting 12k in appreciated value. Partially true. Let's say if the retail reit owns 1 billion dollars property now. After 10 years, its NAV could also increase same as residential but the stock price might not reflect the NAV growth of 10 years and when you need money, you might be selling the shares below NAV. You might realize the NAV value only if some other company buys it or investors realize the true NAV and buy the shares increasing the share price closer to NAV.
