lol orinda? 750sq ft for a million. rest of all places you mentionrd went up crazy. when i was shopping for a house i found a 2200 sqft i walnut creek for 650. now the same house is 2million.

Arizona lo bane untundi if you could adjust to summer unbearable heat and allergies in spring/winter. 

Vegas 3 hrs , Flagstaff near by , grand canyon , Sedona .. lot of places to visit near by
