How and where to negotiate with builder?

Below is the response that I received from the sales person

"Thanks for your email!  I sent your email to my manager again to discuss any options and he said we are offering the very best deal right now and come the 30th we will definitely be changing our incentives not in our favor.  We are currently writing several deals so the incentives we are currently offering are in-line with customers purchasing right now. "

I agree with that idea, same idea works for cars.. not sure if it works for homes yet in this market

2. Expected, no one will do this. 

3. 3% is very good 

4. good incentive in this market. I know mostly are doing only 10k for built from scratch and 20k on inventory

20k incentive plus 10k towards closing? Means 30k incentive??

Sales guy job is to make sales anna.. 10 closing cost is with the builder preffered lender untadi usually..  builder lender interest rates are always on the higher side to cover that 10k anna.

Its not important what builder is quoting. Its a buyers market now. So quote what you want (of course with in reasonable limits) and let the builder know. Offer your deal and leave the place. You will get your call. If not try with a different builder with reduced limits.
