Looks like people are very optimistic on Interest rates going down in near future, Realistically it may not. You need to understand the basic principles on what caused this in the market: 1) The pump and dump of money during covid has created enough stir 2) People mindset thinking to spend lavishly spiked up after covid 3) The sudden rise of housing demand during last 3 years and shortage of supply. Unfortunately #1 can be settled in next couple of years but #2 & #3 takes years.

As such interest rates had zero affect on prices. If interest rates go down, prices will shot by 20-50%

I am not an economist but read a report sometime back that US economy could become like JApan and into -ve interest rates. We got to 0 interest rates twice. 2008 crisis and 2020. It can happen again if housing crisis.

its a good argument if it has not happened twice why would it happen again. Counter argument is ecomomy is not always same and it can happen.

Also people refinanced their homes to very low interest rates which they will be paying until the end of their mortgage. Increasing interest rates to even 10% won't affect them. Unless job market crashes nothing will change.
