Still it is better to buy home now? Or you recommend waiting for an year ? Given inflation, interest rates, labor, lumber costs

Home is a luxury to have.  Home price may come down slightly with interest rate hike...  But there is no interest rate hike in 2021 according to FED.

Buying home in good location is never a bad idea.   Real estate :  location. location , location.

2-3 months tarvata exact variation enta untundo no one can tell. They change every week - sometime every day. On a whole half % variance lo ikkade undachu as FED said no huge changes expected in the near term. Also locked rate ennallu applicable oo kanukko mee lender ni. Maa lender allows one time re-lockin if the rate dropped by more than 0.25%, if you have an option like that check it.

In terms of whether to buy or not - only you can answer. Kaani huge correction, drastic drop ilantivi matram expect cheyyaku. Construction crunch areas (like boston, some NJ counties, Bay area etc.) - ikkada worst case scenario is rates will plateau for some time like they did in the 80s. Since Underwriting is very strict these days you see people saying we bought for 50-70-100k over asking but no one is saying "hey i got a loan with no income, no down etc."

Inka lumber, construction costs antava - they may come down but they will never be the old prices emo ani naa abhiprayam. Unless the states stop unemployment all workers wont go back to work and labor costs regularize avvavu.

Naaku telisina gnanam lo I think prices will still go up.

Naaku ee paati budhi oka 2 years back undi unte ippudu nenu untunna illu (both 8 months ago) oka 125K takkuvaki kone vaadini. Appudu reqs, family dynamics, house lo agreements disagreement etc valla we did not move forward. Make a decision/plan and stick to it. Last lo 5-10K ki kakkurti padaku.
