Loss = 659k - 619k = 40K 

Loss is variable in this case because he is not getting offers for 659.. any more price reductions will be from his pocket.

bro  ask him to sell without involving realtor, he will save that 6%. He can get a lawyer for closing and it would be done in 2-3k max. 

People are not that interested as earlier to go past exit 14 or 15 due to return to work and atlanta lo morning traffic peak lo untadhi .. I heard all cumming people are showing more interest in North cove or Avignon at exit 14 as it is closer to exit and closer to all shops
