he signed for 649k last year.. and now selling for 659k. 

659k - 6% broker commissions = 619k

Loss = 659k - 619k = 40K 

Loss is variable in this case because he is not getting offers for 659.. any more price reductions will be from his pocket. 

All of this in the matter of months..
