Depends, some areas in kadapa and tirupati districts are expensive, anantapur and kurnool are mostly barren.

Tirupati chuttupakkala lands are in demand because of heavy industrialisation,only vizag lands might be in more demand.

Amaravathi is mostly a bubble ,also vijayawada guntur Nellore look like extended sub-urban regions only tirupati and vizag have that city feel to them.
