The development is part of Transit Oriented Development along the Metro Rail corridors and depots to make the project financially viable.

[B][SIZE="3"]Two mega commercial complexes are planned at Panjagutta and Hitech city along the Metro Rail corridors in the first phase.[/SIZE][/B] These two complexes will be directly connected to the stations at Panjagutta and Hitech city, through sky-walks, to ensure that there is no traffic congestion on these two busy stretches.

[B][COLOR="Red"]HMR project developer L&T has started construction works on the two-acre sites allotted by the state government at Panjagutta and Hitech city to develop commercial complexes. [/COLOR][/B]

[B]A unique feature of these commercial complexes will be that they will be developed as per international standards with lots of greenery and no boundary walls.[/B] Cellar and basement parking facility will be provided to ensure that the commercial complexes do not pose any traffic problems.

[B][SIZE="3"][COLOR="Blue"]“In the first phase, real estate development will be taken up at Panjagutta and Hitech city. We have visited some of the top international cities like Singapore, Paris and London to study similar projects there. All such best international practices will be adopted here,” said N.V.S. Reddy, MD, HMR. L&T has devised plans to develop 6 million square feet initially out of the total 18.5 million sq. ft. [/COLOR][/SIZE][/B]

However, Reddy made it clear that the project developer has to commission the project first before giving commercial leasing to others in these shopping complexes.
With the government fixing the minimum ticket price for Metro Rail at `8, L&T is focusing on such developments to generate revenues for making the project financially viable.[/QUOTE]
