we went for a 203k loan as the house needed some improvements. bank said the house is in livable condition and said to go with traditional loan. if he have to update the house, it would out of pocket or home equity loan later. so back off ayyam.

I can tell you some points based our research when we went for a foreclosure.

you need to be familiar with the area. it's good to buy a ugly house in a nice neighborhood and bad to buy a nice house in ugly neighborhood. 

spend money on inspections - roof, foundation, termite, radon, appliances, mold, basement etc., this is most important part while buying a foreclosure, as previous owners might have cared less about the home when they couldnt pay mortgage. 

neighbors tho matladu and try to get info on why the house went to foreclosure, okkosari it might be loss of job, divorce but it can also be serious issues like sinking foundation, neighborhood problems like city wants to build a low income housing near by.(which would affect house value)

most important of all, find a realtor specialized in foreclosures. vallaki bank tho dealings untayi and can expedite things. it usually takes months for bank to respond for foreclosure/short sale listings. foreclosure realtor ayite bank tho deal chesi, fast ga reply ippisthaadu.
