uppal lo ma chuttalu..they had a plot from long time..now they constructed basic building..no soft finish like lappam and celieng...no cstly wood...average material.....and they leased it to a boys hostel...construction cost 70 lakhs...rent per month 90k...3 floor building...advantage endi ante....location...

epudaina construction/rent meda max 12% osthay emo returns anthe, at d end of d day unna location ki demand perigi land value creeps up, 50L unte develop ayithe 70-80L autundi value, property value ni develop cheskovali over d course of time, anthe kani rent lo returns ravatam kashtam, that too ongoing basis lo due to so many strings attached like, vacant undatam for few months, maintenance etc

thats my 2 cents, i may be wrong though

uncle...ur not getting it...leasing ichedi only people who dont want to sell there land....so irrespective land rate perugutune untadi...so open plotki rent vastu untadi...as they dont care about what i am building there and how much that would cost..per cubicle charge chestam...and we will be handling all maintenance and all...12% return is a cake walk if we can rent it out...area develop ayyi demand perigite we are covert it for what ever we want
