Come on man, You have a safe investment option of fixed deposit which pays almost 7-8% interest per year...ante...emi cheyakunda kaali ga kusunte yearly gain is around 8 lakhs for 1 crore...no risk at all...tini intla kusunte niku yearly 8 lakhs vastunai...mari atlantapudu extra 4 lakhs kosam property koni, 

buying a property is a risk...and..musti extra 4 lakhs kosam nuvu ie risk teesukuntunava ?

Thumb rule, rental property in long run will loose worth and value although it pays monthly returns. niku rental vastundi ante thats a built property...ante concept of maintenance comes into force...maintenance, look after the property also considered as expense...ante a 12 lakhs lo minus chey...

konte konu kaka property where appreciation is higher than market interest rates...and rental returns kosam property kone rojulu poinayi...present market rates and interest rates ki work out avadu...edo nela ki kirayi vastundi anna feeling thappa...

and if you plan to buy that 1 crore property on loan....good luck, you are about to make an investment by which you are making the bank richer at your expense.

I agree to 2nd to some extent but nee calculation tappu raja....say 1C fixed cheste 8 lakhs vastadi per yr...malli danlo 2.4 tax kattali bokka and on top of it inflation untadi

Real estate inflationtho patu perugutadi...getting 12% return on rentals is amazing

Okay...here goes the jinx...on rental income of 12 lakhs, you would still pay income taxes and this 12 lakhs falls in the higher income bracket and so you would be paying higher taxes that implies lesser earnings and higher risk...

rel estate inflation tho perugutademo....remember, as it is a rental yielding property that means its a built property and it gets old along time and at a point, the growth may stall or face competition from neighbors, aging structure which may require periodic maintenance, property taxes, commercial taxes, a dedicated person to look after the property, collection of rents,liaison etc....well, you have to calculate all these expenses and it would still make up to a similar figure after taxes if you fixed deposit...

so...what i am trying to say is...gone are the days when people used to buy properties for rentals...prices have hiked and interest rates have increased...and the equation...if you are getting atleast 15% returns on invested amount, it cannot be considered as a safe bet...better to invest in mutual funds or sip's
