I bought a home Exactly 12 months ago for 4.25% for 30 yrs. for almost 7 months principal amount didn't changed much. I refinanced my home again in November with 3.125 for 15 yrs. I paid close to $10,000(one year Escrow amount) for closing cost . Missed one month payment But later I got my $8,000 back from my previous lender in the form of Escrow . $2000 difference goes for missing month payment. Almost No Extra cash for the refinance only 500$ ekkuva ayyindhi monthly payment but after 2 yrs I am going to get rid of my PMI. then it will be just 450$ more. No regrets . It's almost like a gambling . you take money from some where else and keep it some where . more or less you get benefited . But need to prepare for the loss
