At a high level,

12-15 months of Property taxes

12-15 months of Home Owners Insurance

Taxes/Transfer fees

Origination charges (If any)

Various fees like Appraisal Fee ,  Credit Report Fee , Flood Certification Fee , Tax Service fee

Title fees such as Title search , doc prep , Lenders and Owners title insurance , escrow service etc

Depends on state . The money in escrow would be your money which you deposit to pay property taxes etc .. 

 

third party costs oka 4 to 5k avthadi which is geneally covered by lender based on deal

Some lenders are offering zero closing costs man , I don't know how they do it , may be by charging more interest etc , others can throw light

but , approx oka 2-5% untayi closing costs if you are going with an established lender or big bank 

This is in addition to downpayment

If your downpayment is < 20% then you need Mortgage Insurance too , that will be some additional 100-200$ per month , but it will not be included in closing costs mostly and will be more in monthly payment

The title fees I mentioned are mostly handled by law firms (depending on what state you are in) , they charge for those , could be between 1.5-3k for 400k home if you take both Lenders and Owners title insurance..

depends on what time you buy

if you are buying now, we got 4 more months in 2020, 4*900$ = 3600$ goes towards escrowe

nee closing costs cashback deal lo cover avvale, neekevadu realtor cashback iche vaadu dorakaleda??

DFW lo 3% vastadi for sure
