yeah very bad, surprising is shelter (rents) has gone up, which is lag indicator of mortgages going up. Ironically Fed's interest rates are reason mortgages are up even without home prices going up. Now if they decrease interest rates, home prices will shoot up because fed had artificially suppressed demand for last year.

But they'll have to start decreasing because US govt will be in soup if they don't
