Factor in closing costs, reno costs, fees when selling (6%) and opportunity costs for the money invested. Traditional loan buying and flipping are hard to make sense. No one really knows how the housing market will go in future but all those who purchased housing as investment have made it big in the last 10 years. Also flipping housing is not easy unless you can do the work yourself , there are a lot of hidden costs involved and if you can't do hands on work , it will end up as a loss. Right now the market is red hot and anyone can turn a profit but most people can't survive a downtrend .
