Asal antha manchi area la 70-30 ki iddham ane thought enduku vacchindhi. Its a bakwaaas bussiness model in any given area. Morever nuvvu chepthunna area ki growth scope chala ekkuvaaa...

Hold it. Paisal Avasaram anukunte konchem 10% land ammesi rest unchoku...You will regret it big time if you do anything now. Dont fall in that builders trap. Thank me later.

Technically 70-30 ratio reasonable ae...best bargain aina max inkoka 2-3% favour..

Goodwill emi leda ? advance emi istaleda ? ivi lekunda 4-5 years construction progress tho block avadam..pedda ga favourable emi ledu kaka ie deal.

kam se kam 1c good will and oka 1c advance aina miku risk mitigate ayitadi..

NH44 mida close to ORR lo 3500 - 3800 nadustundi in a completed gated community.  Recently someone I know bought it. 2 acres, 2 5-floor blocks. They sold for 2300/sft at the beginning of the project. So compare and decide 

 

Edit: they bought the land for 60 lks/acre and started the project about 4 years ago. Surroundings lo the current rate is 9 crore/acre, 35k/yard.

In next three to 5 years la easy ga 40 Cr/acre aythadhemo kaka aaa area. Oka side nundi kompally crowd inko side nundi Miyapur crowd expand avthunnaruuuu aaa zone lo ki... Its a hotspot ani naa feeling.

Yeah, then they will still left with flats to sell…and price appreciation avuthe they get to make more money by selling flats..

and vallu iche good will and advance tho inkoka 1-2 acres akade pakkana konochu…

This is actually a better deal, as long as considerable amount is paid upfront as advance and good will.
