Calling Austin/Leander Experts

Hi Bros, I need some help on analyzing a property in Leander area that I am under contact. I still have option period to back-out. Nenu avesam lo sign chesa but I wondering if I am paying too much for the house. Current home I am under contract is just 1600 sq.ft with garden style yard paying around 400K, where as if I go 5-6 miles north on 183 I can get 1800 sq.ft with decent backyard for same price.

Please ping me I need to discuss more about it.

Current home is walkable distance to metro, Northline, HEB etc., So I was unable to decide any suggestions are appreciated.
