Eager buyers are gobbling up rural land in Texas as record prices.

Competition for a limited supply of Texas land for sale pits investors, developers and end-users against each other in a feeding frenzy across the state.

Research Economist Dr. Charles Gilliland with the Texas Real Estate Research Center (TRERC) at Texas A&M University monitors the rural land market. He said activity exploded in the West Texas region that includes Wichita County.

"Buyers snapped up small, medium, and large properties,” Gilliland said. “Many subdivided the large properties, quickly selling the smaller tracts.”

Observers expect higher prices in the near future in the region, he said.

But if the market is hot here, it's gone absolutely crazy in the Austin area.

“If you want property in this region, take a number,” Gilliland said. “Brokers have buyers lined up. Buyers are coming from as far away as Alaska and as near as Austin, Houston, and Dallas,” he said. “Meanwhile, investors from India have an insatiable appetite for land near the City of Austin and Williamson County. In many cases, these buyers make offers that exceed asking prices.”

Land in the Panhandle and South Plains is selling at record prices mainly to farmers flush with cash from government stimulus payments and strong commodity prices. Gilliland said sellers of land in Far West Texas as asking unrealisitic prices.

Demand in the Dallas-Fort Worth Metroplex has buyers "eagerly purchase any properties for sale," he said, and South Texas activity was marked by sale of large properties which were subdivided and quickly sold as smaller parcels.

Supply chain issues will continue like this for next 1.5-2 years for sure…due to ports and container/drivers issues
