You can always refinance when interest rates go down and your monthly payments come down in second scenario .. but in scenario 1 home prices padithe .. negative equity loki velthadi or underwater mortgage aithadi .. if you are palnning to keep the home for long at least 7yrs then shouldnt be a problem .. if not madhyalo ammalsi vasthe loss ..
