Service apts for rent

Constructing a 8 2 bed room apts in my home town.. service apts vallu rent ki adugutunnaru..any pitfalls or any jagratallu that I should take in case of renting it to them..db lol evarikanna idea vundemo ani post chesa..

Have an agreement 

include damages are to be fixed by that person before handing over to you back after agreement 

include that you have right to inspect the apartments when needed 

they have to clear electricity bills and water or sewage bills etc by due date and they will be responsible for fines or interests if they don’t pay etc 

 

any legal cases arising out of the leasing to tenants should be taken care by the service apartment maintenance guy and not you - this helps if that guy rents to someone that does illegal activity like gambling or prostitution etc 

check with Hyd lawyers or Propperty managers and you can use the same template they use in Hyd etc as it might include all major clauses

Cheyka pothe then he will end up in legal issues if the person slowly occupies the building and does not vacate 

or if they damage and leave 

or if they involve in criminal activity and police helds abhagyudu as the building is under his name 

agreement might cost him 1,00,000 to 2,00,000 but this is a peace of mind 

 

and no one does 1% ROI business 

if that’s case he can deposit money in FD and get 5% ROI 😂

Kaka...ie agreements and arrangements does not make any sense in India...of course they have to in place but vaatini nammukunte business cheyalev....       its very time consuming, expensive to enforce such agreements...and recovery is not easy. 

Coming to 1% ROI, edo formality kosam ani 1% ani seppa..anthe kani construct a new house for rentals anedi negative loki ellipotadi considering prevailing interest rates and inflation. 

FD mida vache 6% is secured and assured...take a pen and paper and calculate the costs incurred and ROI, neeke telustadi..

In Tirupati bro. Already started construction..enko 6 months lo complete avutundi..initial idea was to rent then out separately..madhyalo some one came and  asked for service apts..it is close to alipiri and near to the new flyover

Correcte bro..it was my father's idea for a long time..so I had to go with the flow..

Thanks bro..Try chestha if I can get an agreement..inka initial stages lo vundi..they already are maintaining other apts like this in the same colony..
